Making the first impression when selling my property in Spain

How true is that saying you only have one chance to make a first impression?  In the business of selling Spanish property whether you are selling yourself or through an estate agent you are entering an arena of physiological warfare and the battle must be won by being aware of your game plan.  Firstly property owners must understand the importance of the first impressions.

Owners must realise selling an overseas property or in Spain can be fraught with dangers when selling their property, one of the worst sins created is by the first impression going completely wrong. In the prospective buyers mind coming into your home they have wide eyes and an open mind wanting to buy property, the role now is to win them over and if correctly guided will start to make early buying decisions if the feelings are right for them.  The buyer forms an opinion at very early stages even when arriving or waiting outside the property before they have even entered.  This is why its always so important to create a good first impression on the outside as well as on the inside creating an overall decision to purchase.

Many Spanish owners think the price and size content of the property is going to sell the property but at the first viewing stage what buyers are visualising is living the lifestyle and emotion of living in the property and this is what is so important to them not the actual detail of the property.  Its vital to create a good first impression within seconds and this combines with all the senses including seeing, feeling, smelling & hearing which will form an opinion to the overall characteristics of the property. Can I see myself living here, The details will follow later maybe on a second or third viewing and when further questions will be asked.

Owners must prepare the outside entrance areas they are as important as the interior to correctly make the first impression a great experience. The outside of the property, you must make sure that there are no old or flaking paint areas to the front door or gates.  Clean all the windows, grills, shutters and the front door and mop any outdoor areas. Throw away any dead or wilting plants and shrubs, cut back and prune any existing ones and maybe add a few new colours like pot plants.  Purchase a new doormat to give a nice welcoming feeling.  All pathways leading upto the front door entrance must be clear without obstacle, and be able to be opened promptly with this it will help the buyer through the threshold to ease the buyers apprehension and thoughts entering into the property.  Some circles of thought say in the buyers mind, if they can enter the property easily it is going to be then easy to buy it.  Once crossed the first set of boundaries the gate and pathway, the issues of the front door must be seen to be secure and strong entrance to this castle and be able to defend in any battle as the security issues climbs in the buyers mind. Is this going to be safe for my family and me? Having quality locks and bolts are important. Entry into the next zone the hallway areas must be seen as a warm welcoming experience including a clutter free area i.e no coats, shoes etc.  What is now required is that all persons must be formally introduced without long or idle conversation?  This is where the senses are heightened, if there is any hiccups at this vital point it will cause doubt in the minds of buyers immediately.  After formally introducing each other, people like to be shown around the property straight away, always follow the route towards the main living and entertaining areas first.
